MOXY Hotel – A mammoth project in Vienna
Moxy Hotels is the newest addition to the luxury and lifestyle portfolio of the renowned US hotel Group Marriott International. It sees itself as a young and innovative brand that combines modern design and service at an attractive price. In 2016, Ganter took on the commission as general contractor to establish such a budget and lifestyle hotel in Vienna/Schwechat.
After careful probing, the first team began removing asphalt and soil, at the beginning of March 2016. Overall, on a 6,000 m² plot almost 650,000 kg of reinforcing steel was used which will form the basis for the horseshoe-shaped foundations. In May, the ground floor was already in place. Today, this is home to the lobby, a fitness room, a library, two Meeting rooms, kitchens and back of house areas such as lounges for employees, various storage areas and the technology rooms. This ground-floor and stairwells are made of concrete, while the hotel rooms are delivered by the client in wood construction and must be installed by us on-site. We took acceptance of the first of these room boxes on 16th June. From then on, it was all about hammering, screwing and gluing. The rooms’ wet cells were fully equipped upon delivery. However, we had to put the bedrooms together from separate floor, ceiling and wall parts, just like the pieces of a puzzle. Nevertheless, by September all 405 hotel rooms on six floors had been successfully installed.
We then got on with the roof construction including all structures and the façade, while inside the fitting-out with electrical installations, HVAC, sprinklers, drywalling, flooring works and a variety of detailed tasks carried on apace. In total 8,000 m² of carpet had to be laid. And the external grounds had to be laid out: Here, we laid asphalt and paved surfaces and lawned and planted according to the client’s wishes.
Climatic conditions created challenges for us the whole time: stinging heat in summer, icy cold in the winter and sudden heavy rain and gusts of wind at around 120 km/h. Under such conditions, at times up to 110 workers were giving their all on site at the same time. Accordingly, orchestrating the various trades and each individual worker really kept us occupied. Again and again it was the also a case of finding reliable partners to collaborate with and of co-ordinating their activities in a timely manner. But we finally got there, on 24th February 2017: After nearly a year of construction and a nerve-wracking handover week with the top aviation authority and 25 experts, the client took Charge of the Moxy: a total of 14,000m² of hotel space in a fresh design.
